Our little non-profit happens to own 160 acres of irrigated pasture. An organic dairy has leased the property for the last decade for yearlings, but their business is shrinking and they're consolidating. We have a new interested tenant, willing to pay a year round lease, and pay for irrigation costs, move wheel lines, etc. He trades in beef in the growth stage (500lbs to adult).
What's a fair price for an arrangement like this? We're in S. Oregon, where the first crop of grass is free and any further growth requires irrigation. Pasture grass is in fair shape, fencing/cross fencing is intact, wheel lines are functional. Good flood plain soil.
